About freiraum GmbH

The freiraum GmbH from Sulzbach-Rosenberg in Bavaria manufactures modular solid-timber houses under the ZINIPI brand according to the patented Holz100 construction method of the Austrian timber pioneer Erwin Thoma. The modules are made of glue-free moonwood, which is felled during the sap dormancy period between December and March and is characterized by higher density and greater pest resistance. Production takes place weather-independently in the company's own production hall; modules vary between 2.5 m and a maximum of 4 m in width and between 6 m and a maximum of 14 m in length. The scope of services includes individual floor plan planning with 3D views, submission and shop drawing planning, production including heating, bathroom and flooring as well as, on request, built-in furniture and kitchen, delivery by truck and crane, and turnkey assembly within one to two days. Wood-fiber boards produced by the wet process are used for insulation, and domestic pine and spruce from regional suppliers are used for facades. The company builds the houses for private individuals (single-family homes, tiny houses, vacation homes), commercial projects such as kindergartens, office buildings and dormitories, municipalities, and the hospitality industry as lodges, with deliveries also to Switzerland, the Czech Republic and Crete.

Vollholz

Solid timber (Holz100)

Patented solid timber system according to Thoma; solid timber blocks are joined without glue, PU and synthetic bonding agents, using wooden dowels only.

Mondholz

Moonwood

Timber felled during the sap dormancy period between December and March, with higher density, more uniform drying and increased resistance to pests.

Kiefer

Pine

Domestic timber from regional suppliers, used for facades.

Fichte

Spruce

Domestic timber from regional suppliers, used for facades.

Holzfaser

Wood-fiber boards (wet process)

Insulation material without synthetic binders; the fibers use the wood's own lignin as a natural adhesive.
